This high density mixed-use proposal is located in the southern part of the town of Penticton, BC.  The combination of retail stores, townhouses and condominium units will not only provide a cutting-edge building in which to visit, shop, work, and live, but will contribute to the vitality and growth of the city. Located along the 2900 block of Skaha Road, the Site offers excellent exposure and access, which, in turn, will perpetuate pedestrian activity along this road.  In addition to the shops and services within the building, a variety of amenities can be found in close vicinity.  Skaha Lake is less than one kilometer to the south, and the Main Street is several blocks to the east, where many shops and restaurants are easily walk-able.  To the north, Okanagan Lake and the City Center are a short drive or bike ride away, and the Penticton Regional Airport is just one kilometer to the west.  These and other nearby destinations offer attractive amenities to future tenants and users, and expand the pedestrian network that encompasses the town of Penticton.

The proposed use for the 16-storey tower is comprised of commercial retail units, 6 townhouses, a concealed parking structure that can accommodate 154 vehicles, 95 apartment units, and a range of amenities catering to the tenants and visitors.

The base of the building, or podium, is 3-storeys in height, and houses the retail, townhouse and parking components of the development. The retail units are situated along the western edge of the building, and are primarily accessed from Skaha Road.  Storefronts are accentuated by carefully designed proportions, a rhythmic use of material, large double storey glazing, and canopies that protect pedestrians from the summer sun. Moving around the building, parking is screened from the passerby with a similar application of stone masonry, granite cladding, and glass.  A mesh screening material is introduced in the upper parking levels, further enriching the tactile composition as it camouflages the parked automobiles.  The townhouse units run along Wilson Street characterized by exterior sitting porches and a more private feeling to their fenced front yard area.

This terracing design not only imparts a dynamic form to the building, but it allows a maximum number of units to enjoy the optimal views of nearby Lake Skaha from their rooftop patios and balconies. This form is also advantageous in that it permits optimum amount of sunlight to the reach the large shared terrace on the roof of the building’s podium. This communal area contains numerous amenities for the tenants, including a swimming pool, tanning areas, and barbecue grilles. This area is sheltered from the wind on three sides by the U-shaped condominium tower, yet is open to south to capture the warm southern sunlight and picturesque views. The individual living units that compose the surrounding tower will be primarily 2-bedroom apartments, each with access to a private balcony(s).  The building and systems will be designed along the LEED criteria to minimize the impact on requirement, resources and utilities.

The inherent qualities of the both program and Site have been closely investigated and respected in the design, to produce a modern, yet contemporary, building that embraces the values and needs of the town of Penticton. The high-density mixed use approach, merged with the intuitive architectural proposal, will greatly contribute to the vitality and growth of this area.

This purchase comes complete with architectural plans, concept drawings, city approval based on these plans and this ideally located parcel of land. The cost per door is very reasonable at under $40,000.
